Austin Real Estate Market

The mortgage meltdown that swept the nation in the summer of 2007 is still sending aftershocks through the global financial industry. The tightening of lending guidelines is pushing many 1st time home buyers and buyers with credit issues out of the real estate market. Nationally, I feel we are going to see a gloomy year for real estate in 2008 and hit bottom sometime during the 1st quarter of 2009.

Despite home prices falling in 21 states across the U.S., Austin and much of Texas continue to go against the grain! With a job growth rate hovering around 4% annualized and unemployment below 3.5%many economic indicators are pointing in a upward trend. But the question is, can Austin and the Texas Real Estate Market continue to buck the national trend?

Week in Review, January 13 - January 19, 2008 (provided by Alamo Title company)
Currently there is a 29.45% increase in active listings over last year. Compared to the same week in 2007, the "New Listings" average list price increased 3.04% to $294,971. Last week that number was $298,456. In 2007 the new listing average list price was $286,281.

For the last two weeks the number of pending and sold homes are down from 2006, although this week we have a slight increase in the number of homes sold. Average sales price increased 4.41% to $247,168. The average sales price in 2006 was $236,726 for the same week.

While cities on the East and West Coasts were enjoying double digit price appreciations from 2003 to 2005, property values in Texas were relatively flat. During this time it was hard not to envy our friends and neighbors in California, I would hate to be sitting on a prime piece of dirt in Riverside, California in 2008. Our real estate markets in Texas were much more conservative over the same period seeing an average of 3-5% appreciation. In Austin, there are some exceptions. Some West Austin and Central Austin Neighborhoods still saw 10-20% gains annually. However the Austin Metro area saw about 5% appreciation.

In 2008 the Austin real estate market will remain steady. You will not see huge appreciation, but at the same time you will not see any price drops in desirable, established neighborhoods. Inventory will start shrinking as the year wears on and despite a national recession, we should end our year close to 2007 levels.

With all the excess inventory on the market, prices will be slow. It's a fantastic time to buy a home if you do not have to sell first. Prices are soft in many areas and there is still great value in the Austin Market.

European Real Estate Investors

Late afternoon Tuesday, the euro was at $1.4710 from $1.4697 late Monday. The British pound was at $1.9715 from $1.9701. With stable real estate values in Texas and especially Austin, opportunity is everywhere if you are lucky enough to get paid in euros or pounds!

In 2003, the dollar and euro were about even. Buying a investment property when the dollar is the weakest puts you in position to greatly profit as the dollar comes back up to historical levels. And the British Pound, it makes me sick! It makes me feel like I have a pocket full of Mexican Pesos! You too can capitalize on U.S. real estate investments as the dollar continues to bleed. Damn bloody dollar!

The Austin Metro Area population grew to over 1.5 million in 2006, topping out Forth Worth as the 4th largest city in Texas. The 1990s saw a 48% increase in population and growth has been averaging 3% percent annually since the 2000 Census. Census Bureau estimates for 2000 to 2006 show that Austin, Texas remains one of the top destinations for relocating talent. Austin ranks 7th among the top 50 U.S. metros based on net relocation as a percent of total population (11%).
