In Austin, TX and anywhere else you may live, if you get use to doing anything a certain way for a long enough period of time, it kind of becomes the norm, or the customary way. As many things in Texas, we do real estate transaction a little different than other parts of the country. Neither better or worse, just different. For example, in California it is fairly normal for the buyer to pay the title insurance policy which can run a little more than 1% of the sales price. Here in Austin, Texas, while everything is negotiable, MOST of the time the seller pays for the title insurance policy. Just a little fun fact for you California buyers ;)
